3 BHK vs 4 BHK in Balewadi: Cost, Space & Resale - Bhansali Bespoke Balewadi guide

In the 3 BHK vs 4 BHK choice in Balewadi, the decision usually comes down to whether you will use the fourth room every day, because the extra cost is large. At The Hamptonns, the 4 BHK adds 598 sq ft of carpet (+49%) for about ₹1.01 Cr more (+46%), which at 7.5% over 20 years raises the EMI by about ₹61,000 a month. For most families of three or four the 3 BHK is better value; the 4 BHK earns its cost for joint families, two work-from-home parents or a 15-year-plus stay.

Key takeaways

  • Per sq ft of carpet, the 4 BHK here is about 2% cheaper: roughly ₹17,700 against ₹18,150.
  • The 4 BHK needs about ₹25 lakh more as down payment at 75% loan-to-value and about ₹7 lakh more in stamp duty for a male buyer.
  • EMI on a 75% loan at 7.5% for 20 years: ₹1,32,923 for the 3 BHK, ₹1,93,947 for the 4 BHK.
  • Maintenance runs at about ₹5 per sq ft a month for both: ₹5,800–6,000 against ₹9,000–9,100.
  • 3 BHKs have the deeper tenant and resale pool. Balewadi 4 BHK rent data is thin, so treat it cautiously.

3 BHK vs 4 BHK at a glance

The worked example uses two real layouts from Bhansali Bespoke – The Hamptonns in Laxmi Nagar, Balewadi: the 3 BHK Series 01 and the 4 BHK Series 02. Prices are indicative all-inclusive figures from Housiey (September 2026). For the maths I use ₹2.20 Cr and ₹3.21 Cr.

The biggest gain is not the fourth bedroom. It is the living and dining space, which grows by about 196 sq ft, enough for a proper dining zone alongside the sitting area. The master bedroom gains about 42 sq ft, and the powder toilet keeps guests out of the bedrooms.

One caution on area. Square Yards lists these units at 1,106 and 1,634 sq ft carpet, lower than the brochure’s 1,212 and 1,810. The gaps, 106 and 176 sq ft, are roughly the size of balcony or utility areas, which RERA carpet excludes. Ask for the RERA carpet area of your exact flat in writing and check it against the project’s MahaRERA registration. Full layouts are on our floor plans page.

Upfront cash and EMI

RBI caps home loans above ₹75 lakh at 75% of the property value, so stamp duty, registration and the remaining 25% come from your pocket. Housiey describes its figures as all-inclusive of stamp duty, registration and GST; if that holds for your unit, your cash outlay is lower than shown. The table below takes the cautious view that stamp duty is extra, so confirm the inclusions on the developer’s cost sheet before you compare. The repo rate went up to 5.50% on 7 October 2026 (RBI), and SBI home loans start at 7.50%.

EMIs use the standard formula, EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), with r = 7.5% ÷ 12 = 0.625% a month and n = 240. A woman buying alone pays 6% stamp duty, which saves about ₹2.2 lakh on the 3 BHK and ₹3.2 lakh on the 4 BHK.

Two practical points. Under the construction-linked plan the bank releases money in stages, so you pay pre-EMI interest only on what has been disbursed until possession, targeted for December 2029 (some portals show December 2030). And as a rough rule many lenders want total EMIs within about half of net take-home pay, which means roughly ₹2.7 lakh a month for the 3 BHK and ₹3.9 lakh for the 4 BHK. Our ₹2 crore home loan guide covers eligibility in detail.

Running costs: maintenance and the rest

  • Maintenance: about ₹70,000–72,000 a year for the 3 BHK and ₹1.08–1.09 lakh for the 4 BHK. Over ten years, before any increase, that is roughly ₹7.2 lakh against ₹10.9 lakh.
  • Per sq ft: about ₹4.95 against ₹5.03 a month, so the bigger flat is not penalised per sq ft.
  • Everything else scales with area: property tax, electricity for air-conditioning, interiors and furniture. Budget the interiors gap before booking, not after.

Rent potential and yield

Broker Network puts Balewadi 3 BHK rents at ₹35,000–55,000 a month (July 2026). Square Yards shows ₹54,400 for a 3 BHK and about ₹1.2 lakh for a 4 BHK. On ₹2.20 Cr, the 3 BHK figure is a 3.0% gross yield, or about 2.6% after maintenance.

The 4 BHK estimate works out to 4.5% gross, but I would not rely on it. It is one portal number, and far fewer tenants can pay ₹1 lakh-plus a month than ₹50,000, so expect longer gaps between tenants. At ₹80,000 a month the yield drops to 3.0%, the same as the 3 BHK.

For an investor, the 3 BHK is the simpler asset: more tenants, a lower ticket and a similar yield. See our Balewadi property rates guide for the wider rent and price picture.

Resale: depth of the buyer pool

Both units sit in Pune’s ₹2–5 Cr band, where sales rose 54% to 1,957 units in H1 2026 (Knight Frank). Demand at this ticket size is growing, but a ₹2.2 Cr 3 BHK reaches far more buyers than a ₹3.2 Cr 4 BHK. Fewer 4 BHKs change hands, so there is less registered-price evidence to support your asking price; check recent Index II deals on IGR Maharashtra when the time comes.

The counter-argument is upgrade cost. If you buy a 3 BHK now and move to a 4 BHK in six years, you pay stamp duty twice. At 7%, a second ₹3.2 Cr purchase costs about ₹22.4 lakh in stamp duty alone, plus brokerage and shifting. If you are fairly sure you will need the fourth room within five to seven years, buying it now can work out cheaper.

Which one to choose

Pick the 3 BHK if

  • You are a family of three or four, with at most one person working from home.
  • The 4 BHK EMI would take you past about 40% of take-home pay, a safer ceiling than the lender’s limit.
  • You may sell or rent out within ten years, where liquidity matters more than space.

Pick the 4 BHK if

  • Parents live with you or stay for months at a time.
  • Two people work from home and need closed-door rooms.
  • You plan to stay 15 years or more and want to avoid a second round of stamp duty.

Indicative prices for both are on the price page, and the stamp duty guide explains the 7% and 6% rates.

Bottom line

At The Hamptonns, the 4 BHK gives you 49% more space for 46% more money, at a similar rate per sq ft. The cost is about ₹61,000 more EMI a month and ₹32 lakh more upfront cash. Buy the 3 BHK unless you have a daily use for the fourth room or a long horizon that makes a later upgrade wasteful. To walk both layouts on site, book a visit.

FAQs

How much more EMI does a 4 BHK cost than a 3 BHK in Balewadi?

Using this guide’s worked example of ₹2.20 Cr and ₹3.21 Cr with 75% loans, the 3 BHK EMI is ₹1,32,923 and the 4 BHK EMI is ₹1,93,947 at 7.5% over 20 years. The difference is ₹61,024 a month. Over 25 years the gap narrows to ₹55,979, but you pay more total interest.

How much bigger is a 4 BHK than a 3 BHK in Balewadi?

It varies by project. In this guide’s example, the brochure lists the 3 BHK Series 01 at 1,212 sq ft carpet and the 4 BHK Series 02 at 1,810 sq ft, a gap of 598 sq ft or 49%. The living and dining area grows from 19’×17′ to 25’×20’9″. Square Yards quotes lower carpet figures of 1,106 and 1,634 sq ft, so confirm RERA carpet for your flat.

Is a 4 BHK a good investment in Balewadi?

As a pure investment, usually not better than a 3 BHK. The one 4 BHK rent estimate I found (Square Yards, about ₹1.2 lakh) is a single portal figure, the tenant pool is smaller and resale buyers are fewer at ₹3.2 Cr. A 4 BHK makes most sense as a long-term family home, where its extra space is used every day.

What is the maintenance for a 3 BHK vs 4 BHK in Balewadi?

At The Hamptonns, estimated maintenance is ₹5,800–6,000 a month for the 3 BHK and ₹9,000–9,100 for the 4 BHK, about ₹5 per sq ft of carpet in both cases. That is roughly ₹72,000 against ₹1.09 lakh a year. Confirm the final figure and what it covers, such as clubhouse and pool upkeep, before possession.

Should I buy a 3 BHK now and upgrade to a 4 BHK later?

Only if you are unsure you will need the space. Upgrading means paying stamp duty again, about ₹22.4 lakh at 7% on a ₹3.2 Cr flat, plus brokerage and moving costs. If you expect to need four bedrooms within five to seven years, buying the 4 BHK now is often cheaper overall than buying twice.
