Balewadi Property Rates 2026: Price Trend Since 2023

Balewadi property rates in October 2026 range from about ₹10,600 to ₹16,700 per sq ft, depending on which portal you read and what it measures. 99acres’ listing average was ₹10,600 in Q4 2025, Square Yards shows an asking price of ₹15,300 and a registered-deal average of ₹16,700, and 99acres’ registered-sale average sits at ₹13,674–14,027. The gap is mostly asking versus registered prices and super built-up versus carpet area, not a disagreement about the market.

    Key takeaways

    • 99acres’ listing average rose from ₹8,500 (Q1 2023) to ₹10,600 (Q4 2025), about 25% in three years, with a small dip during 2025.
    • Square Yards’ series moved from ₹14,350 (Dec 2025) to ₹15,300 (Jun 2026). Its ₹16,700 September figure equals its registered-deal average from just 23 transactions.
    • A per-sq-ft rate means little until you know the area basis. Pune’s average loading on carpet area was 40% in Q1 2025, per ANAROCK.
    • Gross rental yield on a Balewadi 3 BHK works out to roughly 2–3%, against home-loan rates from 7.50%.
    • For a specific building, registered Index II data beats any portal average.

Why portal figures for Balewadi differ

    Asking price versus registered price

A listing average is what sellers are asking, including stale and optimistic listings. A registered figure comes from sale documents filed with the IGR, so it reflects what buyers actually paid. You would expect the registered number to be lower, since buyers negotiate. In Balewadi it is higher, which points to the next issue.

Carpet, built-up and super built-up area

Under the RERA Act, carpet area is the net usable floor area inside the flat, excluding external walls, service shafts, exclusive balconies and open terraces. Many resale listings still quote super built-up area, which adds a share of lobbies, staircases and amenities. ANAROCK found Pune’s average loading rose from 32% in 2019 to 40% in Q1 2025 (PTI report).

Apply that 40% to 99acres’ ₹10,600 and you get about ₹14,840 per sq ft of carpet, which sits right next to the registered averages. Square Yards’ December 2025 figure of ₹14,350 is about 35% above 99acres’ ₹10,600 for the same quarter. That is a basis gap, not a market gap.

    What is in the sample

Square Yards splits Balewadi into ready-to-move stock at ₹12,969, under-construction at ₹15,000 and new launches at ₹12,650. A quarter with more under-construction listings in the sample pushes the average up without any flat getting dearer. Its registered rate rests on only 23 deals, so a few large flats can move it sharply.

    Balewadi price trend since 2023

99acres has the longest consistent series. It is a listing average, so read it for direction, not for the price of your flat.

    YearQ1 (₹/sq ft)Q4 (₹/sq ft)Change within yearQ4 vs previous Q4
    20238,5009,150+7.6%–
    20249,50010,250+7.9%+12.0%
    202510,90010,600−2.8%+3.4%

99acres puts the three-year rise at 25.4%. Growth of 7–8% within each of 2023 and 2024 gave way to a flat 2025, when the average peaked early and slipped back.

Square Yards picks up from December 2025, on its own basis:

QuarterSquare Yards (₹/sq ft)Change on previous quarter
    Dec 202514,350–
    Mar 202614,900+3.8%
    Jun 202615,300+2.7%
    Sep 202616,700+9.2%

Treat the September jump with caution. The same page headlines ₹15,300 as the current asking price and gives ₹16,700 as its registration rate, so the last point may be a different measure. On asking prices alone, Balewadi rose about 6.6% between December 2025 and June 2026.

The citywide backdrop is steady rather than hot. Knight Frank’s Pune average rose 5% year on year in H1 2026, while ANAROCK reported Pune sales down 6% to 15,690 units in Q3 2026.

Turning a real quote into a comparable rate

Take a live example. The 3 BHK Series 01 at Bhansali Bespoke – The Hamptonns is 1,212 sq ft carpet as per the brochure (see the floor plans), with an indicative all-inclusive price of ₹2.19 Cr (Housiey, September 2026).

    • On carpet area: ₹2.19 Cr ÷ 1,212 = about ₹18,070 per sq ft.
    • On a super built-up basis with 40% loading (about 1,697 sq ft): about ₹12,900 per sq ft.
    • Square Yards shows the project at ₹11,700 per sq ft without stating the basis, and lists the 3 BHK at 1,106 sq ft carpet. On 1,106 sq ft the same price is about ₹19,800 per sq ft.

One flat, three numbers. Compare projects on rupees per sq ft of RERA carpet, and confirm in writing whether an all-inclusive price covers parking, GST and stamp duty. Current quotes are on our price page; see also GST on under-construction flats and stamp duty in Pune.

Considering a 3 or 4 BHK in Balewadi?

Bhansali Bespoke – The Hamptonns offers 3 BHK (1,186–1,212 sq ft) and 4 BHK (1,802–1,810 sq ft) homes in Laxmi Nagar, near Balewadi High Street. MahaRERA PM1260002600725.

Rent and rental yield in Balewadi

Broker Network puts 3 BHK rents at ₹35,000–55,000 a month (July 2026). Square Yards shows ₹54,400 for a 3 BHK and about ₹1.2 lakh for a 4 BHK. Portal yields are quoted at about 3% (99acres) and 3.61% (Square Yards), but those use lower average prices than a new flat costs.

    ScenarioMonthly rentAnnual rentFlat priceGross yield
    3 BHK, low end₹35,000₹4.2 L₹2.20 Cr1.9%
    3 BHK, mid₹45,000₹5.4 L₹2.20 Cr2.5%
    3 BHK, Square Yards₹54,400₹6.5 L₹2.20 Cr3.0%
    4 BHK, Square Yards₹1,20,000₹14.4 L₹3.21 Cr4.5%

Net yield is lower. Take the ₹54,400 case and deduct maintenance of about ₹6,000 a month: the yield falls to about 2.6%, before property tax, vacancy and brokerage. The 4 BHK line rests on a single portal estimate in a thin rental market, so I would not plan around it.

With SBI home loans from 7.50%, a fully financed flat earning 2–3% runs a negative carry. The investment case in Balewadi depends on appreciation, not rent.

What could move Balewadi rates next

    • Metro Line 3. CMRS cleared the stretch up to R K Laxman Museum (Balewadi) in July 2026, but Balewadi High Street station is not among the first stations to open, and no date was confirmed as of 22 October 2026.
    • Ready reckoner rates. Maharashtra held RR rates steady for FY 2026-27, so the minimum value for stamp duty has not risen this year.
    • Supply. Pune launches rose 17% in H1 2026 (Knight Frank), which keeps new projects competing on price.
    • Interest rates. RBI raised the repo rate to 5.50% on 7 October 2026, which nudges EMIs up.
    • Jobs. West Pune accounted for about a third of deals in Pune’s record H1 2026 office leasing of 6.6 mn sq ft.

I am not forecasting a number. These are the levers to watch.

How to check the real rate for a building

    1. Ask the developer or seller for the RERA carpet area of the exact flat and divide the total price by it.
    2. Pull Index II records through the free search linked from IGR Maharashtra. Index II shows the registered consideration and market value of each sale.
    3. Compare like with like: building age, floor, view and parking all move the rate.
    4. Check the project’s MahaRERA page for registered carpet areas and the declared possession date.
    5. Ignore any single-quarter jump until a second quarter confirms it.

For how Balewadi stacks up against its neighbour, see Baner vs Balewadi; for unit choice, see 3 BHK vs 4 BHK in Balewadi.

    Bottom line

Balewadi has risen about 25% on listing prices since early 2023 and firmed again in 2026, but portal rates only line up once you convert them to the same area basis. Use ₹ per sq ft of RERA carpet, check registered deals for the building, and expect a 3 BHK to yield 2–3% gross. If you want a current carpet-area quote for The Hamptonns, contact our team.

    FAQs

What is the property rate in Balewadi in 2026?

It depends on the measure. 99acres’ listing average was ₹10,600 per sq ft in Q4 2025, Square Yards’ asking price was ₹15,300 in June 2026, and registered-deal averages run from about ₹13,700 (99acres) to ₹16,700 (Square Yards, 23 deals). New-project quotes collected by Broker Network in July 2026 ranged from ₹10,000 to ₹14,500 per sq ft.

Why does 99acres show lower Balewadi rates than Square Yards?

Mainly area basis and sample. Many listings quote super built-up area, and Pune’s average loading was 40% in Q1 2025, so the same flat looks about 29% cheaper per sq ft on that basis. Square Yards’ own split also shows under-construction stock at ₹15,000 against ₹12,969 for ready flats, so the mix in each sample matters.

Have Balewadi property prices gone up since 2023?

Yes. 99acres’ listing average rose from ₹8,500 per sq ft in Q1 2023 to ₹10,600 in Q4 2025, which 99acres puts at 25.4% over three years. Most of that came in 2023 and 2024; 2025 was flat to slightly down within the year. Square Yards shows a further 6.6% rise between December 2025 and June 2026.

What rent does a 3 BHK in Balewadi get?

Broker Network’s July 2026 guide puts 3 BHK rents at ₹35,000–55,000 a month, and Square Yards shows ₹54,400. On a new ₹2.20 Cr flat that is a gross yield of about 1.9–3.0%, and roughly 2.6% net of maintenance at the top end. Furnishing, floor and society amenities explain most of the spread.

Is Balewadi more expensive than Baner?

Portals disagree. Square Yards shows Baner at ₹16,400 per sq ft against Balewadi’s ₹15,300, while Housing.com shows Baner at ₹9,375, down 3.74% in a year. That spread is the area-basis problem again. Compare specific buildings on carpet-area rates rather than locality averages, and check registered Index II deals for both.

3 BHK vs 4 BHK in Balewadi: Cost, Space & Resale

In the 3 BHK vs 4 BHK choice in Balewadi, the decision usually comes down to whether you will use the fourth room every day, because the extra cost is large. At The Hamptonns, the 4 BHK adds 598 sq ft of carpet (+49%) for about ₹1.01 Cr more (+46%), which at 7.5% over 20 years raises the EMI by about ₹61,000 a month. For most families of three or four the 3 BHK is better value; the 4 BHK earns its cost for joint families, two work-from-home parents or a 15-year-plus stay.

    Key takeaways

    • Per sq ft of carpet, the 4 BHK here is about 2% cheaper: roughly ₹17,700 against ₹18,150.
    • The 4 BHK needs about ₹25 lakh more as down payment at 75% loan-to-value and about ₹7 lakh more in stamp duty for a male buyer.
    • EMI on a 75% loan at 7.5% for 20 years: ₹1,32,923 for the 3 BHK, ₹1,93,947 for the 4 BHK.
    • Maintenance runs at about ₹5 per sq ft a month for both: ₹5,800–6,000 against ₹9,000–9,100.
    • 3 BHKs have the deeper tenant and resale pool. Balewadi 4 BHK rent data is thin, so treat it cautiously.

3 BHK vs 4 BHK at a glance

The worked example uses two real layouts from Bhansali Bespoke – The Hamptonns in Laxmi Nagar, Balewadi: the 3 BHK Series 01 and the 4 BHK Series 02. Prices are indicative all-inclusive figures from Housiey (September 2026). For the maths I use ₹2.20 Cr and ₹3.21 Cr.

The biggest gain is not the fourth bedroom. It is the living and dining space, which grows by about 196 sq ft, enough for a proper dining zone alongside the sitting area. The master bedroom gains about 42 sq ft, and the powder toilet keeps guests out of the bedrooms.

One caution on area. Square Yards lists these units at 1,106 and 1,634 sq ft carpet, lower than the brochure’s 1,212 and 1,810. The gaps, 106 and 176 sq ft, are roughly the size of balcony or utility areas, which RERA carpet excludes. Ask for the RERA carpet area of your exact flat in writing and check it against the project’s MahaRERA registration. Full layouts are on our floor plans page.

    Upfront cash and EMI

RBI caps home loans above ₹75 lakh at 75% of the property value, so stamp duty, registration and the remaining 25% come from your pocket. Housiey describes its figures as all-inclusive of stamp duty, registration and GST; if that holds for your unit, your cash outlay is lower than shown. The table below takes the cautious view that stamp duty is extra, so confirm the inclusions on the developer’s cost sheet before you compare. The repo rate went up to 5.50% on 7 October 2026 (RBI), and SBI home loans start at 7.50%.

    EMIs use the standard formula, EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), with r = 7.5% ÷ 12 = 0.625% a month and n = 240. A woman buying alone pays 6% stamp duty, which saves about ₹2.2 lakh on the 3 BHK and ₹3.2 lakh on the 4 BHK.

Two practical points. Under the construction-linked plan the bank releases money in stages, so you pay pre-EMI interest only on what has been disbursed until possession, targeted for December 2029 (some portals show December 2030). And as a rough rule many lenders want total EMIs within about half of net take-home pay, which means roughly ₹2.7 lakh a month for the 3 BHK and ₹3.9 lakh for the 4 BHK. Our ₹2 crore home loan guide covers eligibility in detail.

Running costs: maintenance and the rest

    • Maintenance: about ₹70,000–72,000 a year for the 3 BHK and ₹1.08–1.09 lakh for the 4 BHK. Over ten years, before any increase, that is roughly ₹7.2 lakh against ₹10.9 lakh.
    • Per sq ft: about ₹4.95 against ₹5.03 a month, so the bigger flat is not penalised per sq ft.
    • Everything else scales with area: property tax, electricity for air-conditioning, interiors and furniture. Budget the interiors gap before booking, not after.

    Rent potential and yield

Broker Network puts Balewadi 3 BHK rents at ₹35,000–55,000 a month (July 2026). Square Yards shows ₹54,400 for a 3 BHK and about ₹1.2 lakh for a 4 BHK. On ₹2.20 Cr, the 3 BHK figure is a 3.0% gross yield, or about 2.6% after maintenance.

The 4 BHK estimate works out to 4.5% gross, but I would not rely on it. It is one portal number, and far fewer tenants can pay ₹1 lakh-plus a month than ₹50,000, so expect longer gaps between tenants. At ₹80,000 a month the yield drops to 3.0%, the same as the 3 BHK.

For an investor, the 3 BHK is the simpler asset: more tenants, a lower ticket and a similar yield. See our Balewadi property rates guide for the wider rent and price picture.

Resale: depth of the buyer pool

Both units sit in Pune’s ₹2–5 Cr band, where sales rose 54% to 1,957 units in H1 2026 (Knight Frank). Demand at this ticket size is growing, but a ₹2.2 Cr 3 BHK reaches far more buyers than a ₹3.2 Cr 4 BHK. Fewer 4 BHKs change hands, so there is less registered-price evidence to support your asking price; check recent Index II deals on IGR Maharashtra when the time comes.

The counter-argument is upgrade cost. If you buy a 3 BHK now and move to a 4 BHK in six years, you pay stamp duty twice. At 7%, a second ₹3.2 Cr purchase costs about ₹22.4 lakh in stamp duty alone, plus brokerage and shifting. If you are fairly sure you will need the fourth room within five to seven years, buying it now can work out cheaper.

    Which one to choose

    Pick the 3 BHK if

    • You are a family of three or four, with at most one person working from home.
    • The 4 BHK EMI would take you past about 40% of take-home pay, a safer ceiling than the lender’s limit.
    • You may sell or rent out within ten years, where liquidity matters more than space.

    Pick the 4 BHK if

    • Parents live with you or stay for months at a time.
    • Two people work from home and need closed-door rooms.
    • You plan to stay 15 years or more and want to avoid a second round of stamp duty.

Indicative prices for both are on the price page, and the stamp duty guide explains the 7% and 6% rates.

    Bottom line

At The Hamptonns, the 4 BHK gives you 49% more space for 46% more money, at a similar rate per sq ft. The cost is about ₹61,000 more EMI a month and ₹32 lakh more upfront cash. Buy the 3 BHK unless you have a daily use for the fourth room or a long horizon that makes a later upgrade wasteful. To walk both layouts on site, book a visit.

    FAQs

How much more EMI does a 4 BHK cost than a 3 BHK in Balewadi?

Using this guide’s worked example of ₹2.20 Cr and ₹3.21 Cr with 75% loans, the 3 BHK EMI is ₹1,32,923 and the 4 BHK EMI is ₹1,93,947 at 7.5% over 20 years. The difference is ₹61,024 a month. Over 25 years the gap narrows to ₹55,979, but you pay more total interest.

How much bigger is a 4 BHK than a 3 BHK in Balewadi?

It varies by project. In this guide’s example, the brochure lists the 3 BHK Series 01 at 1,212 sq ft carpet and the 4 BHK Series 02 at 1,810 sq ft, a gap of 598 sq ft or 49%. The living and dining area grows from 19’×17′ to 25’×20’9″. Square Yards quotes lower carpet figures of 1,106 and 1,634 sq ft, so confirm RERA carpet for your flat.

Is a 4 BHK a good investment in Balewadi?

As a pure investment, usually not better than a 3 BHK. The one 4 BHK rent estimate I found (Square Yards, about ₹1.2 lakh) is a single portal figure, the tenant pool is smaller and resale buyers are fewer at ₹3.2 Cr. A 4 BHK makes most sense as a long-term family home, where its extra space is used every day.

What is the maintenance for a 3 BHK vs 4 BHK in Balewadi?

At The Hamptonns, estimated maintenance is ₹5,800–6,000 a month for the 3 BHK and ₹9,000–9,100 for the 4 BHK, about ₹5 per sq ft of carpet in both cases. That is roughly ₹72,000 against ₹1.09 lakh a year. Confirm the final figure and what it covers, such as clubhouse and pool upkeep, before possession.

Should I buy a 3 BHK now and upgrade to a 4 BHK later?

Only if you are unsure you will need the space. Upgrading means paying stamp duty again, about ₹22.4 lakh at 7% on a ₹3.2 Cr flat, plus brokerage and moving costs. If you expect to need four bedrooms within five to seven years, buying the 4 BHK now is often cheaper overall than buying twice.
