In the Baner vs Balewadi choice, Baner suits buyers who want an established neighbourhood, more resale options and a shorter drive to University Circle and Shivajinagar. Balewadi suits those who want a new 3 or 4 BHK tower, quicker access to Hinjawadi and the highway, and usually a slightly lower rate per sq ft. The two share a PIN code, hospitals and most civic problems, so the gap is smaller than brokers on either side suggest.
Key takeaways
- On the same portal, Balewadi’s average asking rate is about 7% below Baner’s (Square Yards, October 2026: ₹15,300 vs ₹16,400 per sq ft). Other portals disagree sharply.
- Baner is about 2.6 km closer by road to University Circle; Balewadi is about 1.3 km closer to Hinjawadi Phase 1 and 1.2 km closer to NH48.
- Balewadi gets the metro first: two of its stations are in Line 3’s cleared first phase, while Baner Gaon and Baner are not.
- Baner has more resale stock and green cover; Balewadi has more new launches.
- Water supply, traffic and unfinished link roads affect both.
Where Baner and Balewadi sit
The two are neighbours in west Pune and share the 411045 PIN code. Baner lies to the east, bordered by Aundh to the north, Pashan to the south and the University to the east; Baner Hill separates it from Pashan (Wikipedia). Balewadi lies to the west, closer to the Mumbai–Bengaluru highway (NH48), with the Mula river and Wakad to the north.
Balewadi joined the Pune Municipal Corporation in 1997 with 22 other villages (Wikipedia). With Aundh, both formed the area-based development zone of Pune’s Smart City programme; the mission ended on 31 March 2025, but the Smart City company continues under the PMC (Punekar News). On the ground the boundary is blurred, and some listings call the same building “Baner” or “Balewadi” depending on which sells better.
Property prices: what the data says
Portals measure different things (asking prices, launches, resale or registered sales), so their numbers for these two areas vary widely. Compare figures from the same source.
| Source and date | Balewadi | Baner | What it measures |
|---|---|---|---|
| Square Yards, Balewadi page (Oct 2026) | ₹15,300 | ₹16,400 | Average asking price per sq ft |
| Square Yards, Baner page (Oct 2026) | Not shown | ₹15,900 apartments; ₹14,950 under construction | Asking price by type |
| 99acres (Q4 2025) | ₹10,600 | Not compared | Average listed rate |
| Housing.com (checked Oct 2026) | Not compared | ₹9,375 (down 3.74% in a year) | Average listed rate |
| Broker Network (Jul 2026) | ₹10,000–14,500 new; ₹8,000–12,000 resale | Not given | Broker estimate |
Sources: Square Yards Balewadi, Square Yards Baner, 99acres, Housing.com, Broker Network. The only like-for-like comparison is Square Yards’ own, which puts Balewadi about ₹1,100 per sq ft, or 7%, below Baner. Broker Network similarly describes Balewadi as newer stock at a “small discount”.
At those rates, a flat costing ₹2.2 crore in Balewadi would cost about ₹2.36 crore in Baner. The ₹16 lakh difference is roughly the 7% stamp duty on the Balewadi flat (see our stamp duty guide). That is meaningful, but not enough on its own to justify a bad commute.
The wider market is steady rather than hot. Knight Frank’s H1 2026 data shows Pune sales up 2% while launches rose 17% and unsold stock 19%; the ₹2–5 crore band, where most new 3 and 4 BHKs here (Bhansali Bespoke included) sit, grew 54% to 1,957 units (Punekar News). ANAROCK reported Pune sales down 6% in Q3 2026 (Business Today). Buyers in both areas have choice and some room to negotiate.
Commute and connectivity
The real difference is which side of Pune you travel to daily. The table uses the same method (OSRM road distance, October 2026) and the same destination points, from Dasara Chowk in Balewadi and from Baner Gaon station on Baner Road.
| Destination | From Balewadi (Dasara Chowk) | From Baner (Baner Gaon) |
|---|---|---|
| Hinjawadi Phase 1 | 6.9 km | 8.2 km |
| NH48 at Radha Chowk | 2.0 km | 3.2 km |
| Balewadi High Street | 0.5 km | 2.7 km |
| Westend Mall, Aundh | 4.9 km | 2.8 km |
| University Circle | 7.2 km | 4.6 km |
| Shivajinagar railway station | 11.0 km | 8.3 km |
By the same method, Baner is also about 2.5 km closer to Pune Junction and the airport. Peak traffic can double drive times in both areas.
Metro: Balewadi first
Line 3 runs through both. Balewadi’s Mitcon and R K Laxman Museum stations are in the first phase, cleared on 23 July 2026 and awaiting inauguration. Baner Gaon and Baner, along with Balewadi High Street and Balewadi Phata, are among six stations left out of the first 17 (Free Press Journal). Our Line 3 Balewadi station guide has the full status.
Roads still missing
PMC’s priority list includes the Baner–Pashan Link Road and a Nagras Road (Aundh) to Balewadi Stadium link via Jupiter Hospital, with no firm dates (The Bridge Chronicle). The bridge meant to connect Baner–Balewadi with Kaspate Vasti in Wakad was still incomplete in July 2026 (Free Press Journal).
Schools, hospitals and daily needs
Because the areas are so close, they largely share social infrastructure. Distances are from Dasara Chowk; from central Baner, the Baner options are a little nearer.
- Schools: Bharati Vidyapeeth English Medium School, Balewadi (CBSE, est. 2001) 0.1–0.3 km; MITCON International School (CBSE) 1.4 km; The Orchid School, Baner (CBSE affiliation 1130279) 1.9 km; VIBGYOR High, marketed as Balewadi but in Sus, 3.3 km.
- Hospitals: Manipal Hospital Baner (1.9 km) and Jupiter Hospital Baner (2.1 km) serve both.
- Food and shopping: Balewadi High Street is the main restaurant strip for both. Baner has cafés along Baner Road but no full-scale mall of its own; Westend Mall in Aundh fills the gap.
- Open space: Balewadi has the Shree Shiv Chhatrapati Sports Complex (2.7 km). Baner has Baner Hill and the Baner–Pashan Biodiversity Park.

Considering a 3 or 4 BHK in Balewadi?
Bhansali Bespoke – The Hamptonns offers 3 BHK (1,186–1,212 sq ft) and 4 BHK (1,802–1,810 sq ft) homes in Laxmi Nagar, near Balewadi High Street. MahaRERA PM1260002600725.
Housing stock and neighbourhood feel
Baner developed earlier, so it has more mid-age societies, more resale flats and a wider spread of budgets. The old village core around Baner Gaon and the hilltop Tukai Devi temple give parts of it a settled feel, while offices along Baner Road keep it busy by day.
Balewadi is newer and taller, with most launches being high-rise towers with podium amenities aimed at 3 and 4 BHK buyers. Broker Network flags the flip side: construction density is rising fast, some pockets lack wide internal roads, and maintenance in premium towers runs high.
Problems both areas share
- Water: PMC launched a 23 km pipeline from the Warje treatment plant for Baner–Balewadi in May 2023 (Pune Pulse), yet about 100 societies protested irregular supply and tanker costs a month later (Punekar News). We found no 2026 report confirming supply is now reliable, so ask societies for their tanker bills.
- Traffic: In May 2026 the Baner-Balewadi Citizens Forum asked PMC for a traffic impact study before the Kaspate Vasti bridge and metro open, citing jams, haphazard parking and incomplete internal roads (Free Press Journal).
- Construction: metro work and new towers mean dust and dug-up roads for a few more years in both.
Rent and resale outlook
Tenants in both areas are mostly office staff. Knight Frank says PBD West, the western peripheral business district, took 33% of Pune’s office leasing in H1 2026, more than double its share a year earlier. In Balewadi, Broker Network puts 3 BHK rents at ₹35,000–55,000 a month; Square Yards shows about ₹54,400 for a 3 BHK and ₹1.2 lakh for a 4 BHK. We found no equally recent Baner rent figure.
Gross yields of about 3–3.6% (99acres, Square Yards) are well below SBI home-loan rates starting at 7.50% (SBI), so neither area works as a pure rental play. On resale, Baner’s deeper market helps. In Balewadi, many similar towers will complete around the same time, so pick a distinctive layout or location.
Who should choose which
Choose Baner if
- You work in Aundh, the University area, Shivajinagar or the old city.
- You prefer a ready or resale flat in an established society.
- You value Baner Hill and older tree cover.
Choose Balewadi if
- Your household commutes to Hinjawadi or uses NH48 often.
- You want a new 3 or 4 BHK with podium amenities and can wait for possession.
- You want a first-phase metro station and the High Street within reach.
Bhansali Bespoke – The Hamptonns is typical of Balewadi’s new stock: three 29-floor towers in Laxmi Nagar with 3 BHKs of 1,186–1,212 sq ft carpet and 4 BHKs of 1,802–1,810 sq ft, listed at about ₹2.19–2.23 crore and ₹3.21–3.22 crore all-inclusive (Housiey, September 2026). If it is on your list, compare its floor plans and amenities with Baner resale flats at the same budget.
Bottom line
Neither area is clearly better. Baner wins on maturity, resale depth and the eastward commute; Balewadi wins on new stock, Hinjawadi access, first-phase metro and a modest discount. Decide on your daily commute first, then compare buildings, because a well-run society matters more than the locality name. FAQs
Is Balewadi cheaper than Baner?
Usually, but only slightly. Square Yards’ October 2026 figures put Balewadi’s average asking price at ₹15,300 per sq ft against Baner’s ₹16,400, a gap of roughly 7%. Other portals give very different absolute numbers because they measure listings, launches or registered sales differently, so compare specific projects of similar age and size rather than area averages.
Which is better for Hinjawadi IT professionals, Baner or Balewadi?
Balewadi. Dasara Chowk in Balewadi is about 6.9 km by road from Hinjawadi Phase 1, against about 8.2 km from Baner Gaon, and Balewadi is closer to NH48 at Radha Chowk. Balewadi’s Mitcon and R K Laxman Museum metro stations are also in the first phase of Line 3, while Baner’s stations are not.
Do Baner and Balewadi have water problems?
Both have a history of irregular PMC supply. A 23 km pipeline from the Warje treatment plant was launched in May 2023, yet around 100 societies protested tanker dependence a month later. We could not find 2026 data confirming that supply is now reliable, so ask each society for its tanker bills and PMC connection status before buying.
Are Baner and Balewadi in the PMC?
Yes. Both are within the Pune Municipal Corporation and share the 411045 PIN code. Balewadi came into PMC limits in 1997 with 22 other villages. With Aundh, the two made up the area-based development zone of Pune’s Smart City programme, which ended in March 2025, though the Smart City company continues under the PMC.
Which area has better resale value?
Baner has the deeper resale market because more of its housing is older and familiar to buyers. Balewadi rates rose about 25% between Q1 2023 and Q4 2025 on 99acres data, but many similar Balewadi towers will complete around the same time, so a distinctive layout or location within the area will matter when you sell.
