4 BHK flats in Balewadi are a thin market. On 23 October 2026, only 12 of the 46 projects on Housiey’s Balewadi page had a standard 4 BHK for sale, against 26 with a 3 BHK. Most of those 4 BHKs measured 1,475–2,013 sq ft, the middle half cost ₹2.44–3.31 crore all-inclusive, and rentals were scarcer still at about ₹1–1.25 lakh a month.
Key takeaways
- Housiey listed 24 standard 4 BHK unit types in 12 Balewadi projects, half the 3 BHK count; NoBroker showed 18-plus 4 BHKs for sale against 72-plus 3 BHKs.
- The median new 4 BHK lists at about 1,725 sq ft and ₹2.98 crore all-inclusive.
- “4 BHK” covers units from about 1,140 to 2,010 sq ft, so compare room sizes, not the label.
- A ₹3.21 crore all-inclusive price implies roughly ₹2.86 crore of agreement value, ₹14.3 lakh of GST and ₹20 lakh of stamp duty; with a 75% loan you need about ₹1.06 crore of your own.
- Rent of ₹1–1.25 lakh a month rests on very few listings. Buy a 4 BHK to live in for the long term.
How thin 4 BHK supply in Balewadi is
Every source I checked on 23 October 2026 told the same story: for each 4 BHK on offer in Balewadi there are two to four 3 BHKs, and far fewer 4 BHKs to rent. Single projects show the same tilt. The 4 BHK residences at The Hamptonns Balewadi, at 1,802–1,810 sq ft carpet and ₹3.21–3.22 crore all-inclusive, come in two unit types on Housiey against four for its 3 BHKs; I use them below to build a full budget.
| Measure (23 Oct 2026) | 3 BHK | 4 BHK |
|---|---|---|
| Projects with a standard unit on sale (Housiey) | 26 | 12 |
| Unit types on sale (Housiey) | 48 | 24 |
| Flats listed for sale (NoBroker) | 72-plus | 18-plus |
| Flats listed for rent (NoBroker) | 19-plus | 2-plus |
NoBroker’s 4 BHK sale page also shows flats in Baner, Wakad and Mahalunge, so the true Balewadi count is lower than it looks. On Housiey, four more projects had sold out their standard 4 BHKs, and three offered 4.5 BHKs at ₹2.67–4.17 crore.
Thin does not mean unwanted. The CRE Matrix and CREDAI Pune report of January 2026 found the share of 3 and 4 BHK homes in Pune rose from 20% to 29% over five years, and about 3,300 new homes above ₹2 crore were registered in 2025, roughly three times the 2021 level (Punekar News). But the buyer pool at ₹3 crore is small, and supply reflects that.
4 BHK prices and sizes
Here are the standard 4 BHKs with a listed price on Housiey, grouped by size. I left out one 3,895 sq ft unit that would distort the averages, as well as penthouses and duplexes.
| Listed area | Unit types | All-inclusive price | Median ₹ per sq ft |
|---|---|---|---|
| Under 1,600 sq ft | 6 | ₹1.84–2.94 Cr | About 16,000 |
| 1,600–1,799 sq ft | 9 | ₹2.29–3.31 Cr | About 17,400 |
| 1,800–2,013 sq ft | 8 | ₹3.21–4.98 Cr | About 19,000 |
| All standard 4 BHKs | 23 (12 projects) | ₹1.84–4.98 Cr | About 17,600 |
The spread in size is the first thing to notice. A 4 BHK of under 1,600 sq ft has to fit four bedrooms into the space some projects give a large 3 BHK, so its rooms will be smaller. As with 3 BHKs, the rate per sq ft rises with size. The Hamptonns’ 1,802–1,810 sq ft units, at about ₹17,800 per sq ft of carpet all-inclusive, sat at the lower end of the 1,800-plus band in Housiey’s listings on 23 October 2026.
Who buys a 4 BHK in Balewadi
Pune’s ₹2–5 crore band sold 1,957 homes in H1 2026, up 54% but still only about 8% of the city’s 24,890 sales (Knight Frank). Within that small market, 4 BHK buyers tend to fall into a few groups:
- Joint families: parents who live in or stay for months, and want their own room and toilet.
- Two people working from home: two closed-door offices on top of the family bedrooms.
- Upgraders from Baner or Aundh: families moving from a 2 or 3 BHK who want to stay close to the same schools; our list of schools near Balewadi High Street covers the options.
- Long-horizon buyers: people who would rather pay stamp duty once than buy a 3 BHK now and upgrade later.
If you fit none of these, read our 3 BHK vs 4 BHK comparison before deciding; it prices the extra room and the cost of upgrading later.
The full budget: GST, stamp duty and the loan
Housiey says The Hamptonns’ all-inclusive figure covers the base price, stamp duty, registration, GST and possession charges. Working backwards from ₹3.21 crore gives a useful template for any 4 BHK. The agreement value is an estimate, because possession charges are inside the total and not itemised.
| Item | Amount | Note |
|---|---|---|
| Agreement value (estimated) | About ₹2.86 Cr | Back-calculated from the all-inclusive total |
| GST at 5% | About ₹14.3 lakh | Billed with each instalment |
| Stamp duty at 7% | About ₹20.0 lakh | About ₹17.2 lakh at 6% for a woman buying alone |
| Registration | ₹30,000 | Capped |
| All-inclusive total | ₹3.21 Cr | Includes possession charges |
| Home loan at 75% of agreement value | About ₹2.15 Cr | RBI cap for loans above ₹75 lakh |
| Your own money | About ₹1.06 Cr | If the bank does not fund the GST |
| EMI, 7.5%, 20 years | ₹1,73,203 | ₹1,58,883 over 25 years |
Three cautions. Stamp duty is charged on the higher of the agreement value and the ready reckoner value, so check both; our stamp duty guide explains the rules. The RBI Master Circular on Housing Finance bars banks from adding stamp duty and registration to the property cost when applying the 75% limit. And ask if your lender will fund the GST, as our GST guide discusses.
On income, keeping the EMI within a cautious 40% of take-home pay means about ₹4.3 lakh a month. Add interiors, furniture and air-conditioning for a flat of 1,800 sq ft, which you should budget separately before booking. Our home loan guide covers eligibility in more detail.
Considering a 3 or 4 BHK in Balewadi?
Bhansali Bespoke – The Hamptonns offers 3 BHK (1,186–1,212 sq ft) and 4 BHK (1,802–1,810 sq ft) homes in Laxmi Nagar, near Balewadi High Street. MahaRERA PM1260002600725.
Layout features that matter in a 4 BHK
A 4 BHK earns its price only if the extra space is usable. Using the Series 02 plan at The Hamptonns (1,810 sq ft) as a reference:
- Living and dining: 25’×20’9″, about 519 sq ft or 29% of the carpet, with room for a full dining table and a separate sitting area.
- Powder toilet: guests do not have to walk through a bedroom; check if a smaller plan has one.
- Master bedroom: 12’×17’9″ with a walk-in wardrobe; check that the other three bedrooms still fit a bed and wardrobe.
- Kitchen: 15’×10′. Check where the washing machine, water purifier and refrigerator go.
- Two balconies: useful for drying and AC units, but they sit outside the RERA carpet area.
Then test the fourth bedroom on its own. It needs a window, a toilet it can reach without crossing the living room, and space for a bed. Ask about parking too: Housiey’s price table for this project shows one car park per unit, and a four-bedroom household may run two cars, so confirm the allotment in writing. Resale and rental reality
NoBroker’s 4 BHK rental page showed only a handful of Balewadi listings on 23 October 2026, with a typical range of ₹1–1.25 lakh a month and deposits of about ₹3 lakh. Square Yards puts the Balewadi 4 BHK average at about ₹1.2 lakh. On ₹3.21 crore, ₹1–1.25 lakh a month is a gross yield of 3.7–4.7%, better than a 3 BHK on paper.
- Vacancy: with so few tenants at this rent, two empty months cut a year’s rent by a sixth.
- Maintenance: the estimate here is ₹9,000–9,100 a month, which owners usually carry during vacancies.
- Resale: a ₹3 crore-plus flat reaches far fewer buyers than a ₹2 crore 3 BHK, so selling can take longer. Check registered prices in the building on IGR Maharashtra before you price it.
The practical view: buy a 4 BHK in Balewadi because you will use it for ten years or more, and treat rent or resale as a fallback, not the plan.
Checklist before you book a 4 BHK
- Get the RERA carpet area of the exact flat in writing, with balconies listed separately.
- Check the dimensions of all four bedrooms, not only the master.
- Confirm the number of car parks, and if a second one can be bought.
- Ask for a cost sheet that itemises GST, stamp duty, registration, parking and possession charges.
- Check the ready reckoner value, since stamp duty follows the higher figure.
- Match the completion date on MahaRERA with the agreement.
- Ask what the maintenance covers, including the amenities and staff, and whether GST will apply to it.
- Get an in-principle loan sanction before paying the booking amount.
Bottom line
Balewadi has about half as many new 4 BHKs as 3 BHKs, mostly 1,475–2,013 sq ft at ₹2.4–3.3 crore all-inclusive, and very few to rent. Budget for 5% GST, 7% stamp duty and at least 25% of the agreement value from your own funds, then judge the layout room by room. A 4 BHK here is a long-term family home first. FAQs
What is the price of a 4 BHK flat in Balewadi?
Standard new 4 BHKs listed on Housiey on 23 October 2026 cost ₹1.84–4.98 crore all-inclusive, with a median of about ₹2.98 crore and the middle half at ₹2.44–3.31 crore. Larger units cost more per sq ft: about ₹16,000 under 1,600 sq ft against about ₹19,000 above 1,800 sq ft. Penthouses and duplexes are listed separately.
How many 4 BHK projects are there in Balewadi?
Few. On 23 October 2026, 12 of the 46 projects on Housiey’s Balewadi page had a standard 4 BHK for sale, against 26 with a 3 BHK, and four more had sold out their standard 4 BHKs. Three projects offered 4.5 BHKs. NoBroker listed 18-plus 4 BHK flats for sale, including some in neighbouring areas.
How much cash do I need for a ₹3.2 crore 4 BHK?
If ₹3.21 crore is all-inclusive, the agreement value is roughly ₹2.86 crore. A bank can lend up to 75% of that, about ₹2.15 crore, leaving about ₹1.06 crore for the down payment, GST, stamp duty and registration, before interiors. A woman buying alone pays 6% stamp duty, saving about ₹2.9 lakh.
What rent does a 4 BHK get in Balewadi?
NoBroker’s typical range in October 2026 was ₹1–1.25 lakh a month with deposits of about ₹3 lakh, and Square Yards shows an average of about ₹1.2 lakh. Listings are very few, so expect longer gaps between tenants than with a 3 BHK. Gross yield on a ₹3.21 crore flat works out to roughly 3.7–4.7% before maintenance and vacancy.
Is a 4 BHK in Balewadi a good investment?
As a family home used for a decade or more, it can be good value, especially if it avoids a second round of stamp duty on a later upgrade. As a pure investment it is harder: fewer tenants and resale buyers can afford ₹3 crore-plus, so liquidity is lower than for a 3 BHK. Buy it for the space you will use.
