New Projects in Balewadi 2026: How to Compare Them - Bhansali Bespoke Balewadi guide

New projects in Balewadi are easy to find and hard to compare. On 23 October 2026, Housiey’s Balewadi page listed 46 projects, 32 of them with unsold units, at all-inclusive prices from about ₹96 lakh for a 2 BHK to ₹9.69 crore for a penthouse. Compare them on eight tests: RERA status, carpet area and loading, density, possession date, developer record, location within Balewadi, price per sq ft of carpet and the payment plan.

Key takeaways

  • Of 27 under-construction projects with unsold units on Housiey, promised possession runs from December 2026 to April 2033.
  • A standard new 3 BHK lists at 1,026–1,442 sq ft and ₹1.49–2.73 Cr all-inclusive.
  • Compare rupees per sq ft of RERA carpet, and all-inclusive prices only with other all-inclusive prices.
  • Portals can disagree on unit counts and possession dates; MahaRERA settles both.
  • A developer cannot take more than 10% of the price before a registered agreement for sale.

New projects in Balewadi: what is on the market

As a reference point, the worked examples below use Bhansali Bespoke Balewadi, a 3 & 4 BHK project in Laxmi Nagar, because its public listings show both what to check and where portals disagree. The same tests apply to any project on your shortlist.

Housiey is a listing portal, so read its page as a snapshot, not a census. It does not label its areas, though its figures for the example project match the brochure’s carpet areas, and its prices are marked “All inc”. One listing that exactly duplicates another’s unit rows is counted once.

Possession dates run from late 2026 to 2033, so you are often comparing a nearly finished flat with one you will not live in until the 2030s. Filter by configuration and possession year first. Citywide, Pune launches rose 17% in H1 2026 against 2% growth in sales, and unsold stock grew 19% to 57,879 units (Knight Frank), so buyers have time to compare.

RERA status and developer record

Every project should show a MahaRERA number and QR code in its ads, and the record on maharera.maharashtra.gov.in should match the brochure on registration number, project name and promoter. Read the completion date, extensions and quarterly progress reports, and check which towers the registration covers. Our guide to checking MahaRERA registration walks through each screen.

For the developer’s record, brochure claims about years in business and square feet delivered are a starting point, not proof:

  • Completed work: the Promoters tab on MahaRERA lists a developer’s other projects. Compare declared and actual completion dates on finished ones.
  • Complaints: a few across a large portfolio are normal; a pattern of delay or refund complaints is a warning.
  • An older building: visit one and ask residents about leakage, lift upkeep and how smoothly the society was handed over.

Carpet area, loading and the real rate

Under Section 2(k) of the RERA Act, carpet area is the net usable floor area of a flat. It excludes external walls, service shafts, exclusive balconies or verandahs and exclusive open terraces, and includes internal partition walls. Resale listings and many portal averages instead use built-up or super built-up area, which adds a share of common areas. ANAROCK found this loading in Pune rose from 32% in 2019 to 40% in Q1 2025 (PTI report).

So one flat can carry very different rates. Take the 3 BHK Series 01 at The Hamptonns:

  • ₹2.23 Cr all-inclusive ÷ 1,212 sq ft brochure carpet = about ₹18,400 per sq ft.
  • Housiey says that figure covers GST, stamp duty, registration and possession charges. Remove 5% GST, 7% stamp duty and ₹30,000 registration and the agreement value is at most about ₹1.99 Cr, or roughly ₹16,400 per sq ft.
  • Square Yards lists the project’s 3 BHK at 1,106 sq ft carpet and the project at ₹11,700 per sq ft, basis not stated.

The rule: compare rupees per sq ft of RERA carpet, on the same inclusions, and get the RERA carpet of the exact flat in writing. Our Balewadi property rates guide explains why area averages run from about ₹10,600 to ₹16,700 per sq ft.

Density, flats per floor and lifts

Density decides how crowded lifts, lobbies and the pool feel. Work it out as flats per acre and flats per lift from the building details on MahaRERA, not from portal summaries, which often disagree on unit counts. For the example project, Housiey describes three towers on about 3.25 acres with 4 flats, 4 lifts and 2 staircases on each floor; four homes sharing four lifts is a comfortable ratio, and it is the kind of number worth asking every developer for.

Flats per lift is simpler: 4 lifts serving 4 flats a floor over 29 floors is about 29 flats per lift. For every project, ask for total units and land area, open space at ground level rather than on a podium, lifts per tower including any service lift, and car parks per flat.

Possession date and delay risk

Read three dates: the developer’s target, the completion date declared to MahaRERA and the date in your agreement. When they differ, the MahaRERA and agreement dates are the ones that count. Portals disagree here too: for the example project, Housiey shows December 2029 and Square Yards December 2030.

If the agreed date is missed, Section 18 of the RERA Act lets you withdraw with a refund and interest, or stay and claim interest for each month of delay. MahaRERA orders have applied SBI’s highest MCLR plus 2%, and on 18 June 2026 the Bombay High Court upheld that rate and held that accepting late possession does not waive the right (Raw Law). The remedy takes time, and rent and pre-EMI interest keep running.

So price the wait: a flat due in 2031 should be cheaper than one due in 2026, or offer something it cannot. Our guides to GST on under-construction flats and the home loan for a ₹2 crore flat cover the costs that run during construction.

Location within Balewadi

Balewadi is small, but a kilometre changes daily life. By road from Dasara Chowk, Balewadi High Street is 0.5 km, Radha Chowk on NH48 2.0 km and Rajiv Gandhi Infotech Park Phase 1 in Hinjawadi 6.9 km, or 15–25 minutes off-peak; peak traffic can double that.

  • Metro: Line 3 is cleared up to R K Laxman Museum Balewadi, but Balewadi High Street and Balewadi Phata stations are not in the first phase, and no opening date was confirmed by 22 October 2026. See our Balewadi metro stations guide.
  • High Street: walking distance brings restaurants and offices, plus weekend crowds and parking pressure.
  • Highway side: pockets towards Balewadi Phata reach NH48 fastest; check road noise from the actual flat.
  • River side: the bridge towards Kaspate Vasti in Wakad was still incomplete in July 2026.

Distances from the example project to schools, hospitals and offices are on the location page; for the wider picture, see whether Balewadi is a good place to live.

Price inclusions and the payment plan

Get a cost sheet for the exact flat and check what sits outside the headline: 5% GST on the agreement value, stamp duty of 7% for a man or 6% for a woman buying alone within PMC limits (see our stamp duty guide), registration capped at ₹30,000, parking, floor-rise and preferential-location charges, and charges collected at possession.

On payments, Section 13 of the RERA Act caps the advance at 10% before a registered agreement for sale, and the MahaRERA model agreement caps cumulative payments by construction stage, up to 95% before possession. A construction-linked plan follows that schedule. Down-payment plans that collect most of the price early for a discount shift construction risk to you, so weigh the discount against the interest on money paid years ahead.

Bottom line

Balewadi has plenty of new stock, so time is on the buyer’s side. Shortlist by configuration and possession year, then compare RERA carpet rate, density, the MahaRERA date, the developer’s finished work and the exact pocket. FAQs

How many new projects are there in Balewadi in 2026?

Housiey’s Balewadi page listed 46 projects on 23 October 2026. Of these, 32 had unsold units: 27 under construction, with possession dates from December 2026 to April 2033, and 5 ready to move. The other 14 were sold out. Portals count projects and draw locality boundaries differently, so treat any count as approximate.

What does a new 3 BHK in Balewadi cost?

On Housiey’s October 2026 listings, standard 3 BHK units ranged from 1,026 to 1,442 sq ft and ₹1.49–2.73 Cr all-inclusive, with a median of about ₹2.0 Cr. Per sq ft of listed area, the middle half of unit types sat between about ₹15,400 and ₹17,400. Floor, view, parking and what “all-inclusive” covers move individual quotes.

Which possession date should I trust?

Trust the completion date declared on the project’s MahaRERA registration and the date in your registered agreement, which should match it. Sales targets and portal dates can differ by a year for the same project. Delay interest under Section 18 of the RERA Act is measured from the agreed date, so make sure it is written into the agreement.

Is a higher-density project always a worse buy?

Not necessarily. More flats share the upkeep of the pool, clubhouse and staff, which can help keep maintenance down, but lifts, lobbies and parking get busier. Compare flats per acre, flats per lift and open space per flat, and take unit counts from the MahaRERA record, because portal summaries often disagree.
