3 BHK Flats in Balewadi: Prices, Sizes & Checks - Bhansali Bespoke Balewadi guide

New 3 BHK flats in Balewadi typically have about 1,140–1,300 sq ft of carpet area and cost about ₹1.8–2.2 crore all-inclusive, going by the middle half of 48 standard 3 BHK unit types listed on Housiey on 23 October 2026; the full range was ₹1.49–2.73 crore. Flats listed for sale on NoBroker, more than half of them ready to move, ran from ₹1.15 crore to ₹2.6 crore, and a 3 BHK rents for roughly ₹35,000–55,000 a month.

Key takeaways

  • The median new 3 BHK on Housiey lists at about 1,230 sq ft and ₹2.0 crore all-inclusive, or about ₹16,200 per sq ft.
  • Larger 3 BHKs cost more per sq ft, not less: a median of about ₹15,700 under 1,100 sq ft against ₹16,800 above 1,250 sq ft.
  • Resale listings on NoBroker quote built-up area, so their lower per-sq-ft rates are not directly comparable with new-project carpet rates.
  • Rents of ₹35,000–55,000 a month give a gross yield of roughly 2–3% on a ₹2 crore flat.
  • Check RERA carpet, room dimensions, toilets, parking and the MahaRERA possession date before paying anything.

3 BHK flats in Balewadi: price and size bands

For reference, the 3 BHK homes at Bhansali Bespoke Balewadi in Laxmi Nagar measure 1,186–1,212 sq ft carpet and list at ₹2.19–2.23 crore all-inclusive on Housiey, towards the upper end of the range below.

I grouped every standard 3 BHK with a listed price on Housiey’s Balewadi page by size, leaving out duplexes and 3.5 BHKs. Housiey does not label its areas, but its numbers for that project match the brochure carpet areas, and its prices are marked all-inclusive.

Listed areaUnit typesAll-inclusive priceMedian ₹ per sq ft
Under 1,100 sq ft7₹1.49–1.80 CrAbout 15,700
1,100–1,249 sq ft22₹1.50–2.29 CrAbout 16,500
1,250–1,442 sq ft19₹1.68–2.73 CrAbout 16,800
All standard 3 BHKs48 (26 projects)₹1.49–2.73 CrAbout 16,200

Two patterns are worth knowing. First, most new 3 BHKs here are between 1,100 and 1,300 sq ft; true compact 3 BHKs under 1,100 sq ft are a minority. Second, the rate per sq ft rises with size, probably because the larger units sit in projects pitched at a higher price point. So a bigger flat does not buy you a volume discount in Balewadi.

Demand has been moving towards these sizes. The CRE Matrix and CREDAI Pune report released in January 2026 found that the share of 3 and 4 BHK homes rose from 20% to 29% over five years, and the average size of new launches grew 17% (Punekar News).

New vs resale 3 BHK

NoBroker showed 72-plus 3 BHK flats for sale in Balewadi on 23 October 2026, 39-plus of them ready to move. Prices ran from ₹1.15 crore to ₹2.6 crore, at an average of ₹11,244 per sq ft of listed built-up area. Broker Network‘s July 2026 guide puts resale at ₹8,000–12,000 per sq ft, without stating the area basis.

The headline gap between ₹16,200 and ₹11,244 is mostly about basis, not value. Take out roughly 12% for GST and stamp duty and spread the carpet rate over a super built-up area with 40% loading, and the new-flat figure falls to about ₹10,300 per sq ft. Within one portal’s own figures, Square Yards still shows a premium for newer stock: ₹15,000 per sq ft for under-construction listings against ₹12,969 for ready ones.

Resale makes sense if you need to move in soon or want an established society; new makes sense if you value current specifications and can wait. Our guide to GST on under-construction flats covers the tax side, and comparing new projects in Balewadi covers how to shortlist builders.

NoBroker’s rental page puts deposits for society flats at ₹89,600 to ₹6.1 lakh, and its listings mix flats of about 1,000–2,100 sq ft built-up, from unfurnished to fully furnished. At ₹45,000 a month, a ₹2 crore 3 BHK earns a gross yield of 2.7% before maintenance and vacancies, well below home-loan rates from 7.50%. Reading the area on a 3 BHK listing

The number in a listing means little until you know which area it is. Under the RERA Act, carpet area is the usable floor inside the flat, including internal walls but excluding external walls, shafts and exclusive balconies or terraces. Developers must sell on carpet area; many resale listings still use built-up or super built-up area.

  • Pune’s average loading, the gap between super built-up and carpet, was 40% in Q1 2025 according to ANAROCK (PTI report).
  • At that loading, a new 1,230 sq ft carpet 3 BHK would be marketed at about 1,720 sq ft super built-up.
  • Working backwards, a resale “1,450 sq ft” 3 BHK on a super built-up basis could have only about 1,040 sq ft of carpet.
  • Even carpet figures differ: for one Balewadi project, a portal lists the 3 BHK about 106 sq ft smaller than the brochure, as our 3 BHK vs 4 BHK comparison explains.

Ask for the RERA carpet area of the exact flat in writing, with balcony and utility areas listed separately, and compare every option on that figure.

What a good 3 BHK layout looks like

Two 1,200 sq ft flats can live very differently. As a yardstick, the 3 BHK Series 01 plan at The Hamptonns (1,212 sq ft) gives a living and dining area of 19’×17′, a master bedroom of 11’×15’6″ with a walk-in wardrobe, a kitchen with utility of 13’6″×9′ and three toilets. Whatever plan you are shown, test it against these points.

Living and dining

In that plan the living-dining zone is about 323 sq ft, or 27% of the carpet. If a similar-sized flat gives you much less, the space has probably gone into corridors. Prefer one clear rectangle to an L-shape cut by a passage.

Bedrooms and toilets

  • Mark a bed and wardrobe on each bedroom with a tape measure, and check that you can still walk round them and open the doors.
  • Count the toilets and see who can reach the common one without passing through a bedroom.
  • A third bedroom that will serve as a study needs a real window, not a duct.

Kitchen, light and services

  • A separate utility or dry balcony keeps the washing machine and drying out of the living areas.
  • Windows on at least two sides give cross-ventilation; check what the bedroom windows face.
  • Look for marked AC ledges and drain points, so outdoor units do not end up on the balcony.

Checklist before you book a 3 BHK

  1. Get the RERA carpet area of the exact flat in writing, with balconies listed separately.
  2. Ask for a dimensioned plan, not a brochure sketch, and check the room sizes above.
  3. Confirm which parking space is allotted and whether it is covered.
  4. Visit at different times to judge sun, view and road noise from your floor.
  5. Match the possession date on MahaRERA with the agreement; our guide to checking MahaRERA registration shows how.
  6. Get a cost sheet listing GST, stamp duty, parking, floor rise and possession charges.
  7. Ask for the maintenance estimate and what it covers; at The Hamptonns the 3 BHK estimate is ₹5,800–6,000 a month, so ask which of the amenities and services it covers.
  8. For a resale flat, check the occupancy certificate, society dues and recent Index II prices in the building.

For the loan side, our guide to the home loan for a ₹2 crore flat works through down payment, EMI and income.

Bottom line

Budget about ₹1.8–2.2 crore all-inclusive for a typical new 3 BHK of 1,140–1,300 sq ft carpet in Balewadi, less for a smaller or older flat, and expect larger units to cost more per sq ft. Compare every option on RERA carpet and the same inclusions, judge the layout room by room, and do not count on rent to cover much of the EMI. New standard 3 BHKs listed on Housiey on 23 October 2026 cost ₹1.49–2.73 crore all-inclusive, with a median of about ₹2.0 crore and the middle half at ₹1.78–2.23 crore. Flats listed for sale on NoBroker the same day ranged from ₹1.15 crore to ₹2.6 crore. Size, floor, building age and what the price includes explain most of the spread.

What is the typical size of a 3 BHK in Balewadi?

Most new 3 BHKs listed in Balewadi are 1,100–1,300 sq ft, with a full range of about 1,026–1,442 sq ft and a median near 1,230 sq ft on Housiey’s October 2026 listings. Resale listings often look bigger because they quote built-up or super built-up area, which can add about 40% to the carpet figure.

What is the rent for a 3 BHK in Balewadi?

Broker Network’s July 2026 guide puts 3 BHK rents at ₹35,000–55,000 a month, and Square Yards shows an average of ₹54,400. NoBroker’s typical range in October 2026 was ₹41,725–98,850, across flats of about 1,000–2,100 sq ft in every furnishing state. Deposits for society flats ranged from about ₹90,000 to ₹6.1 lakh on NoBroker.

Is a resale 3 BHK cheaper than a new one in Balewadi?

Usually somewhat, but less than the quoted rates suggest. Flats listed for sale on NoBroker average about ₹11,244 per sq ft of built-up area, while new projects quote about ₹16,200 per sq ft of carpet including taxes. On the same basis the gap narrows sharply. Resale also avoids GST and the wait, but may mean older specifications and amenities.

What should I check in a 3 BHK floor plan?

Check that the living and dining area is one usable rectangle, that each bedroom fits a bed and wardrobe with room to move, and how many toilets there are and who can reach them. Look for a separate utility area, windows on two sides and marked AC ledges. Always ask for the dimensioned plan and the RERA carpet of the exact flat.
