Luxury flats in Balewadi are mostly large 3 and 4 BHKs priced between about ₹2 crore and ₹4 crore. On Housiey’s Balewadi listings for 23 October 2026, every unit above ₹4 crore was 2,000 sq ft or larger, and most were penthouses or duplexes. That is premium for Pune but below the ₹4 crore line CBRE uses to define luxury housing, so the word itself tells you little: what you pay extra for should show up in things you can measure.
Key takeaways
- There is no legal definition of a luxury flat. CBRE counts homes of ₹4 crore and above, and Pune sold 825 of them in 2024.
- Pune’s ₹2–5 crore band grew 54% to 1,957 sales in H1 2026, but is still only about 8% of the market (Knight Frank).
- Real premium is measurable: flats per floor and per lift, flats per acre, price per sq ft of carpet and named specifications.
- Get brands, materials and the rooms they cover written into the agreement, not just the brochure.
- A price well above the local median rate should buy you several things on this list, not one.
Brochure words and what to check
Every adjective in a brochure should map to something you can verify. My worked example is Bhansali Bespoke – The Hamptonns in Laxmi Nagar, whose 3 and 4 BHKs at ₹2.19–3.22 crore all-inclusive are listed with Italian marble, system windows and four flats per floor; I test those claims the way I would test any project’s. Here is how I translate the common words.
| Brochure word | What would make it real | How to check |
|---|---|---|
| Luxury, premium | Several measurable features below | Ask for each in writing |
| Low-density | Fewer flats per acre and per lift | Total units and land area on MahaRERA |
| Exclusive floor plate | Two to four flats per floor | Typical floor plan |
| Spacious | Large RERA carpet and room sizes | Carpet in the agreement, dimensioned plan |
| Imported or Italian marble | A named stone in named rooms | Specification list attached to the agreement |
| System windows | A named window system and glass | Brand, frame and glass specification |
| World-class amenities | Usable area per flat | Approved plan and maintenance estimate |
| Near metro | A station that is open | Station status and walking route |
What “luxury” means in Pune’s numbers
There is no official definition, and research firms set their own cut-offs. CBRE treats ₹4 crore and above as luxury and counted 825 such sales in Pune in 2024, up from 400 in 2023. Knight Frank’s ticket-size split for H1 2026 shows where Pune buyers actually sit:
| Ticket size | Pune sales, H1 2026 | Change on H1 2025 | Share of sales |
|---|---|---|---|
| Below ₹50 lakh | 5,013 | −25% | 20% |
| ₹50 lakh–1 Cr | 10,841 | −5% | 44% |
| ₹1–2 Cr | 6,990 | +42% | 28% |
| ₹2–5 Cr | 1,957 | +54% | 8% |
| ₹5–10 Cr | 87 | +67% | 0.3% |
Source: Knight Frank via Punekar News; shares are my calculation from the 24,890 total. The ₹2–5 crore band, where Balewadi’s larger flats sit, grew faster than any band with more than 100 sales, but it is still small. That matters on resale: a premium flat has fewer potential buyers than a ₹1.5 crore 3 BHK, so it should be clearly better, not just more expensive.
Density, flats per floor and lifts
This is where premium is felt every day. Fewer flats on a floor means fewer shared walls and a quieter lobby; more lifts per flat means shorter waits at 9 am. Compare two towers on simple arithmetic: with 8 flats a floor and 3 lifts over 25 floors, about 67 flats share each lift; with 4 flats and 4 lifts over 29 floors, about 29 do.
The second case is The Hamptonns as described on its Housiey listing: 4 flats, 4 lifts and 2 staircases per floor, in three towers on 3.25 acres. Flats per acre is harder, because portals disagree on the unit count for this project; our guide to comparing new projects in Balewadi shows the conflict and how to settle it on MahaRERA. Ask every project for flats per acre, flats per lift, any service lift and the share of open space at ground level.
Carpet efficiency and the price premium
A premium flat should give you more usable space for the money, not more common area. ANAROCK found that in Q1 2025 only about 60% of the area buyers paid for in the top seven cities was usable, Pune’s loading had risen to 40%, and no law caps loading (PTI report). New flats must be sold on RERA carpet area, so compare rupees per sq ft of carpet, on the same inclusions.
| ₹ per sq ft of listed area, all-inclusive | 3 BHK | 4 BHK |
|---|---|---|
| Balewadi median on Housiey (23 Oct 2026) | About 16,200 | About 17,600 |
| The Hamptonns | About 18,400–18,500 | About 17,800 |
| Difference | About 14% above | About 1% above |
Read that honestly. The 4 BHK here is priced close to the Balewadi median, while the 3 BHK carries a premium of about 14%, which the floor plate, specifications and location need to justify. Apply the same test to any project: work out its premium over the median and list what it buys you. Current figures are on our price page.
Considering a 3 or 4 BHK in Balewadi?
Bhansali Bespoke – The Hamptonns offers 3 BHK (1,186–1,212 sq ft) and 4 BHK (1,802–1,810 sq ft) homes in Laxmi Nagar, near Balewadi High Street. MahaRERA PM1260002600725.
Specifications: system windows, marble and the rest
System windows
A system window is an engineered set of frame, gaskets, hardware and glass designed to work together, usually in aluminium or uPVC. Done well, it seals out dust, rain and road noise better than ordinary sliding windows. The label alone says nothing about quality, so ask for the brand, the frame material, the glass thickness and whether any of it is double-glazed.
Italian marble and tiles
Marble is a natural stone, softer and more porous than vitrified tile, so it can stain and needs periodic polishing. The example project’s listing mentions both Italian marble and vitrified tiles, so ask which rooms get which. For any project, get the stone variety and the rooms it covers in the specification list.
The baseline items
Treat items such as a granite kitchen platform, vitrified tiles and modular switches as baseline. The premium is in what is named and branded: sanitaryware, fittings, lifts, power back-up and the windows.
Amenities you will actually use
Amenity counts are marketing numbers; Housiey’s page for this project says “20+” in one place and “6+” in another. What matters is the area and upkeep of the ones your household will use. The listed amenities here include a podium pool, clubhouse, gym, roof terraces, kids’ play area, senior citizens’ area, indoor games and a multipurpose hall; see the amenities page for the detail.
- Size per flat: a pool or gym shared by a few hundred flats feels very different from one shared by a few dozen.
- Running cost: estimated maintenance here is ₹5,800–6,000 a month for a 3 BHK and ₹9,000–9,100 for a 4 BHK, about ₹5 per sq ft. Our GST guide explains when GST applies to society maintenance.
- Who uses what: a senior citizens’ area and a kids’ play area often matter more than a long amenity list.
Location: the premium you cannot renovate
Finishes can be changed later; the pocket cannot. Measured by road from Dasara Chowk, Balewadi High Street is 0.5 km away, Bharati Vidyapeeth English Medium School 0.1–0.3 km, The Orchid School 1.9 km, Manipal Hospital Baner 1.9 km and Rajiv Gandhi Infotech Park Phase 1 in Hinjawadi 6.9 km. Our list of schools near Balewadi High Street has the boards and distances.
Be careful with metro claims. The Balewadi High Street station is not among the first Line 3 stations to open, and no opening date was confirmed as of 22 October 2026; our metro guide tracks the status. Walking distance to the High Street also brings weekend crowds and parking pressure, so visit on a Saturday evening before you pay for it. The full distance list is on the location page.
A premium checklist
- Flats per floor, lifts per tower and any service lift.
- Total units and land area from MahaRERA, giving flats per acre.
- Price per sq ft of RERA carpet, on the same inclusions, against the local median.
- Brands and specifications for windows, flooring, sanitaryware and lifts, attached to the agreement.
- Amenity areas on the approved plan, and the maintenance estimate.
- Peak-hour drive times to your office and your children’s school.
- The developer’s completed buildings, visited in person.
- The completion date on MahaRERA, matched with the agreement.
Bottom line
In Balewadi, “luxury” mostly means a ₹2–4 crore 3 or 4 BHK, and the word guarantees nothing. Pay a premium only for what you can measure and will use every day: a small floor plate, generous lifts, low density, a good carpet rate, named specifications and a pocket that suits your commute. If a project charges well above the local median, ask it to show you which of these you are paying for. FAQs
What counts as a luxury flat in Balewadi?
There is no legal definition. CBRE counts homes of ₹4 crore and above as luxury nationally, while most premium flats in Balewadi are 3 and 4 BHKs at roughly ₹2–4 crore. On Housiey’s October 2026 listings, every unit above ₹4 crore was 2,000 sq ft or larger. Judge a flat on density, flats per lift, carpet rate and named specifications instead of the label.
How much do premium flats in Balewadi cost?
On Housiey’s 23 October 2026 listings, standard 3 BHKs cost ₹1.49–2.73 crore all-inclusive and standard 4 BHKs ₹1.84–4.98 crore. Medians were about ₹16,200 per sq ft for 3 BHKs and ₹17,600 for 4 BHKs. Penthouses and duplexes ran up to ₹9.69 crore. Higher rates should come with measurable extras.
What are system windows, and are they worth paying for?
They are engineered window units in which the frame, seals, hardware and glass are designed to work together, usually in aluminium or uPVC. A good system seals out dust, rain and noise better than ordinary sliding windows, which matters near busy roads. The term covers a wide range of quality, so ask for the brand and glass specification in writing.
Is Italian marble flooring a good choice?
It looks rich and lasts if cared for, but marble is softer and more porous than vitrified tile, so it can stain and needs periodic polishing. Ask which rooms get marble and which get tiles, the stone variety, and whether it will be polished before handover. Get those details into the specification list attached to your agreement.
Is the premium housing segment growing in Pune?
Yes, from a small base. Knight Frank recorded 1,957 sales in the ₹2–5 crore band in H1 2026, up 54% and about 8% of Pune’s total, and CBRE counted 825 sales of ₹4 crore-plus homes in Pune in 2024, against 400 in 2023. Growth helps, but premium flats still have fewer buyers on resale.
